Once you have found a suitable property, you will be asked to complete a tenant application form. A non-refundable administration charge covers the costs of carrying out references and administration. The information from the form will be forwarded to our specialist referencing agency, who will check your credit history, obtain employer references and previous landlord references, following which they will determine whether a tenancy should be offered or not. This process can take between two and four days, depending on information required.
In certain circumstances, such as when tenants are on a lower income or students, it is necessary to have a guarantor. The guarantor’s details will also be required for referencing for approval for being considered as a guarantor for the property.
The reference fees have to be paid in cleared funds, therefore by cash or credit card. Once the references have come back satisfactorily, Lettings Solutions will contact you to arrange to sign the tenancy agreement and set a date to move in.
Prior to moving in, payment for the first month’s rent and the deposit must be paid in cleared funds, either cash or bank transfer. Personal cheques are not acceptable.
The deposit is held in a government approved tenancy deposit scheme. At the end of the tenancy the money can be neither returned to the tenant or be held by the landlord unless both parties are in agreement. In the event of a dispute, the case will be passed to the tenancy deposit schemes arbitration service, who will review the case and make a final decision.
